General Inspection & PAT Testing

Under health and safety regulations Portable Appliance Testing (PAT) is required to be carried out in all commercial and business premises, including houses and flats, in order to ensure that electrical appliances are safe and maintained and to prevent harm. Many equipment manufacturers recommend testing at regular intervals to ensure continual safety. At John Regan Electrical, we fully inspect and test all electrical appliances, at the recommended manufacturers intervals, to ensure they meet required standards and we repair or replace appliances that are unsafe.

Our tests include performing risk assessments, ensuring equipment is suitable for the work it is being used for, that it is in good condition, is suitable for the electrical supply, and that the electrical supply itself is safe. We can carry out tests either as part of an ongoing maintenance and testing agreement or on a one-off basis.

EICR Certificates

EICR Certificates are reports certifying the condition of existing electrical installations. In accordance with BS 7671 of the Building Regulations, these reports must be carried out on a regular basis. The frequency of the inspections will depend on a number of factors including; the type of installation, its use and operation, frequency and quality of previous maintenance, and any external factors that may affect the installation.

For landlords and property managers there is normally a requirement or recommendation for properties to be inspected and tested each time there is a change of occupancy, or every ten years where there isn’t. In commercial properties, there is a similar requirement for tests to be carried out whenever there is a change of occupancy, but the recommendation is that only five years are left between tests where there is no such change.

At John Regan Electricals we can carry out tests either as part of an ongoing maintenance and testing agreement or on a one-off basis as and when needed. As an NICEIC registered company we can issue all required certificates, including Schedule of Inspections, and Schedule of Test Results, upon completion of tests and any work required to correct any faults or replace components that fall short of regulation requirements.
